From what I hear, most of us are grateful to be enjoying a relatively busy spring. For those of you who don’t keep up with these things, April is National Home Inspection Month. Sadly, as in years past, I am trying to remain hopeful while awaiting the avalanche of commemorative cards and gifts from my clients.

The Board of Directors is looking for an ASHI Certified Inspector (formerly referred to as “Full Member”) to serve on the chapter’s Board of Directors. If you are interested in becoming part of the Chapter Leadership, please contact me at: james_morrison@earthlink.net.

While the rest of us have been paying close attention to business, bills affecting home inspectors have been filed in MA, NH, and RI. Rest assured that Chuck Mangio, your Legislative Committee Chair and I are aware and on top of them all. Mike Atwell, head of the home inspector’s Political Action Committee HOME PAC is paying particular attention to the MA bills. I’m very grateful for the work these two men do, and ask you all to give them your full support.

The roster of speakers for our annual conference in Sturbridge, MA is now full and consists of many locally and nationally known heavy hitters. The location couldn’t be nicer and the education will be top-notch, so we expect to sell out completely. We are looking into trying some new things this year to make it more fun and interesting, so if you’d like to give us your suggestions, or just want to help out, please contact Bob Mulloy.

National has also embarked on a program of directly contacting each Chapter President to find out what they (National) can be doing to help the chapters. If there is something you’d like ASHI National to be helping us with, please be sure to let me know and I’ll pass it along.

SUPER THURSDAY APRIL 26TH SEMINAR & CHAPTER MEETING
“GET AN ASHI-NE EDUCATION”

On Thursday, April 26th, the ASHI-NE Chapter Education Committee will host the second “Super Thursday” full day seminar and evening Chapter meeting with a variety of interesting speakers and topics for your interest and continuing education requirements. You can earn six MRC’s and CEU’s for the day seminar and another three for the evening session.

Three speakers will be present for the morning session:
Mr. James Arcara from HUD will speak about “Becoming a HUD Inspector.
Mr. Eric Schooff from www.glassdrs.com will speak about “Defogging windows with failed seals rather than replacing them.”
Mr. Bob Mulloy (yours truly) will speak about “Problem Recognition and Accurate Reporting.”

Two speakers will be present for the afternoon session:

In an effort to maintain a consistent presence at the State House and, at the same time, reduce the financial burden that out Members have been carrying in order to keep an active lobbyist for our profession on Beacon Hill, the Board has been working to establish a statewide Home Inspectors Political Action Committee. It is only fair that all Home Inspectors in the State, not just ASHI Members, contribute to efforts that benefit all the Massachusetts Home Inspectors. This sort of committee has been very effective for other professional organizations. It’s now time for all Home Inspectors, regardless of professional affiliation, to speak with a larger voice!

Board Members will begin a campaign to telephone all non-ASHI Home Inspectors in the State to begin funding the PAC. Recognizing that ASHI Members have borne the cost of lobbying efforts until now, we have decided to approach non-ASHI Home Inspectors first. We anticipate requesting an annual contribution of $95.00 This is less than the amount ASHI Members have been contributing this past year through their dues. By spreading the load, we can put our Members’ dues back to work for Chapter initiatives. In order to have the contributions this low, however, we will need a very broad based support. As Home Inspectors represent a relatively small group in a sea of larger players, the Board unanimously feels that it is vital that we have an on-going presence at the State House to look out for the interests of our profession and to educate legislators about what we do and what our needs are.

It’s important that we make the PAC work. Over the next few months, talk the PAC up to any Home Inspector you know or meet. If we all pay a little, we can accomplish a lot for all of us!

By any reckoning, a home is expected to last many years and serve several successive generations. But what about the individual components that comprise the house? How many years of service can a home owner reasonably expect from a roof or a door, a window or a whirlpool tub?

A new study sponsored by Bank of America Home Equity and conducted by the National Association of Home Builders takes some of the mystery out of the subject with the caveat that numerous factors, including use, maintenance, climate, advances in technology and simple consumer preferences can have a dramatic effect on product longevity.

The National Association of Home Builders/Bank of America Home Equity Study of the Life Expectancies of Home Components was conducted in the summer of 2006 said Gopal Ahluwalia, Staff Vice President for Research and Surveys in NAHB's Economics Group.

"By polling experts in a wide range of fields, we learned that many home components are expected to last for the life of the house," he said. "Among them are toilets, wood floors, all types of insulation, and fiberglass, steel and wood exterior doors. On the other hand, some components have a much shorter life expectancy. Wood decks should last about 20 years, depending on climate, and kitchen faucets should last about 15 years. Linoleum floors have a life expectancy of about 25 years, and furnaces can be expected to last 15 to 20 years," he added.

"With Americans relying on the equity in their homes as an essential element of their life savings, Bank of America wants home owners to better understand how to preserve value in their most important financial asset," said David Rupp, Bank of America Home Equity executive. Bank of America is the leading provider of home equity loans with a portfolio of more than $88 billion.

"It's important to remember that the life expectancies for materials included in this study are averages," said Ahluwalia. Usage, weather and a number of other factors can influence life expectancy. Moreover, home owners often replace items long before the end of their expected life span due to personal preferences and changing trends.

"For example," he added, "the practical life expectancy of kitchen cabinets is about 50 years. However, many people buying a 15- or 20-year-old house would make installing new, updated kitchen cabinets a priority. Likewise, some home owners paint their homes every year or two, even though interior paint has a practical life expectancy of about 15 years."

The National Fire Protection Association will hold its World Safety Conference & Exposition on June 3-7, 2007 in Boston at the Boston Convention & Exhibition Center. The ASHI NE Chapter maintains a library of educational books, video tapes and CD’s for Chapter members and candidates to utilize for personal and business growth. Those who wish to sign materials out may do so for a fee of $16 per item ($10 per tape) which covers two-way shipping and handling. Library materials may be used for a two week period, beginning on the date of shipment. Those who fail to return library materials on time will be assessed a fine of $1 / day. If the materials are not received back within two months of date of shipping, you will be charged the cost of replacement. To sign materials out, there is a form that is posted on our web site that is to be completed and sent to the executive office. It is always recommended that you call the executive office to check on the availability of an item. Once this form is received, the executive office will ship the items out with a postage paid return envelope. The list of the materials that are currently available in the chapter library is on the web site as well.

The Massachusetts Board of Registration of Home Inspectors holds meetings on a regular basis that are open for home inspectors to attend. These board meetings are usually held at 239 Causeway Street, 2nd Floor, Room 204 in Boston from 10:00 am to 3:00 pm.
