I hope this letter finds you all enjoying a busier month than we’ve seen in awhile. While things are still sluggish in the outer suburbs, all reports are that the Boston/Cambridge market is hot once again as there seems to be a lot of pent-up demand from last year.

You all should have received emails from National informing you of the various bills being filed in MA, RI, and NH that can affect our profession. Rest assured that the Legislative Committee is following these developments, but it also highlights our need for continued representation on Capitol Hill. Please keep this in mind and give your full support to the HOME- PAC. I know I will.

At the request of ASHI National, I submitted our Bylaws to Harry Rosenthal for review. He returned them with some favorable comments as well as some suggestions for change. Further developments as events warrant

Don’t forget to save the dates for our annual Fall Conference in Sturbridge, MA (September 27th and 28th). Conveniently located at the intersection of the Massachusetts Turnpike and Route 84 in beautiful Central MA at the beginning of Autumn, it is sure to be a sellout. The hotel will be newly renovated and the Education Committee is already scheduling the speakers, and contacting vendors.

In one of the most critical votes in ASHI's 31 years, the voting members approved sweeping changes to the ASHI membership categories. January’s vote, means the following to future and existing inspectors in ASHI:
+ Candidate - Now ASHI Associate
+Candidate with Logo Use - Now ASHI Associate with Logo Use (and it's a formal membership category)
+ Member - Now ASHI Certified Inspector The change means that everyone who joins ASHI can call themselves a member of ASHI (note lowercase "M"). The ASHI Associate designation makes the entry level categories more desirable. There have been no changes to the benefits offered or the steps needed to achieve these membership levels.
The new category names, which were developed by a task force of ASHI members and the ASHI Board over the past year, may now be used by all ASHI members. New versions of the ASHI logos may now be downloaded from the ASHI Web site.

In an effort to maintain a consistent presence at the State House and, at the same time, reduce the financial burden that out Members have been carrying in order to keep an active lobbyist for our profession on Beacon Hill, the Board has been working to establish a statewide Home Inspectors Political Action Committee. It is only fair that all Home Inspectors in the State, not just ASHI Members, contribute to efforts that benefit all the Massachusetts Home Inspectors. This sort of committee has been very effective for other professional organizations. It’s now time for all Home Inspectors, regardless of professional affiliation, to speak with a larger voice!

We now have a tax identification number and a bank account for the PAC, and we’re looking into establishing by-laws for this organization. We have recently ended our contract with our lobbyist, Anne Lynch Associates, and Anne has generously donated the time and expertise of herself and her staff to help set up the PAC as well as help with our fund raising efforts. This will be a great help in getting the PAC up and running, and we would like to thank Anne for her offer to help.

In the next two weeks, Board Members will begin a campaign to telephone all non-ASHI Home Inspectors in the State to begin funding the PAC. Recognizing that ASHI Members have borne the cost of lobbying efforts until now, we have decided to approach non-ASHI Home Inspectors first. We anticipate requesting an annual contribution of $95.00 This is less than the amount ASHI Members have been contributing this past year through their dues. By spreading the load, we can put our Members’ dues back to work for Chapter initiatives. In order to have the contributions this low, however, we will need a very broad based support. As Home Inspectors represent a relatively small group in a sea of larger players, the Board unanimously feels that it is vital that we have an on-going presence at the State House to look out for the interests of our profession and to educate legislators about what we do and what our needs are.

It’s important that we make the PAC work. Over the next few months, talk the PAC up to any Home Inspector you know or meet. If we all pay a little, we can accomplish a lot for all of us!

By any reckoning, a home is expected to last many years and serve several successive generations. But what about the individual components that comprise the house? How many years of service can a home owner reasonably expect from a roof or a door, a window or a whirlpool tub?

A new study sponsored by Bank of America Home Equity and conducted by the National Association of Home Builders takes some of the mystery out of the subject with the caveat that numerous factors, including use, maintenance, climate, advances in technology and simple consumer preferences can have a dramatic effect on product longevity.

The National Association of Home Builders/Bank of America Home Equity Study of the Life Expectancies of Home Components was conducted in the summer of 2006 said Gopal Ahluwalia, Staff Vice President for Research and Surveys in NAHB's Economics Group.

"By polling experts in a wide range of fields, we learned that many home components are expected to last for the life of the house," he said. "Among them are toilets, wood floors, all types of insulation, and fiberglass, steel and wood exterior doors. On the other hand, some components have a much shorter life expectancy. Wood decks should last about 20 years, depending on climate, and kitchen faucets should last about 15 years. Linoleum floors have a life expectancy of about 25 years, and furnaces can be expected to last 15 to 20 years," he added.

"With Americans relying on the equity in their homes as an essential element of their life savings, Bank of America wants home owners to better understand how to preserve value in their most important financial asset," said David Rupp, Bank of America Home Equity executive. Bank of America is the leading provider of home equity loans with a portfolio of more than $88 billion.

"It's important to remember that the life expectancies for materials included in this study are averages," said Ahluwalia. Usage, weather and a number of other factors can influence life expectancy. Moreover, home owners often replace items long before the end of their expected life span due to personal preferences and changing trends.

"For example," he added, "the practical life expectancy of kitchen cabinets is about 50 years. However, many people buying a 15- or 20-year-old house would make installing new, updated kitchen cabinets a priority. Likewise, some home owners paint their homes every year or two, even though interior paint has a practical life expectancy of about 15 years."

The National Fire Protection Association will hold its World Safety Conference & Exposition on June 3-7, 2007 in Boston at the Boston Convention & Exhibition Center. As was outline in the last newsletter there are two home inspector bills that have been filed in New Hampshire.

A Subcommittee Work Session was held today on HB763 by the committee responsible for this piece of legislation. This bill is scheduled to be brought up in Executive Session tomorrow (March 14th) at 1:00 pm in Room 306 of the Legislative Office Building.

A public hearing was held on March 9th on SB212. Todate nothing further on this bill has been scheduled.

The ASHI NE Chapter maintains a library of educational books, video tapes and CD’s for Chapter members and candidates to utilize for personal and business growth. Those who wish to sign materials out may do so for a fee of $16 per item ($10 per tape) which covers two-way shipping and handling. Library materials may be used for a two week period, beginning on the date of shipment. Those who fail to return library materials on time will be assessed a fine of $1 / day. If the materials are not received back within two months of date of shipping, you will be charged the cost of replacement. To sign materials out, there is a form that is posted on our web site that is to be completed and sent to the executive office. It is always recommended that you call the executive office to check on the availability of an item. Once this form is received, the executive office will ship the items out with a postage paid return envelope. The list of the materials that are currently available in the chapter library is on the web site as well.

Walter Perry, executive director of the ASHI NE Chapter has announced that the executive office of ASHI NE will be moving by the end of February. As of March 1st the new office will be located at 53 Regional Drive in Concord. The building is also known as the Suffolk Building. Anyone in need of driving directions should contact the office and ask that they be faxed or emailed to their attention.

Perry indicated that the new location will provide more efficient use of office space with good meeting facilities and ample parking. The move resulting in a new office will have no impact on the delivery of services to the membership. The only thing that will change is ASHI's mailing address. The new address effective March 1st will be ASHINE, 53 Regional Drive, Suite 1, Concord, NH 03301.
